Buying in Mexico City (CDMX)

Buying a house in CDMX is mostly buying land. Jardines del Pedregal was laid out by Luis Barragán over the lava field of the Xitle volcano, and its lots are among the largest in the city. San Ángel and Del Carmen hold colonial houses on cobbled streets, while San Jerónimo Lídice climbs toward the woods. North of the center, Lindavista Norte has mid century houses at a very different price.

What to consider before buying

The terrain sets the budget for any work you plan. On the pedregal, digging through volcanic rock is slow and expensive; on the western slopes, many barrancas are designated environmental protection areas, so check where the property line actually ends. Conservation rules in the old southern villages govern facades, heights and demolition. For a large plot without the premium of San Ángel or the Pedregal, Tlalpan reaches up toward the Ajusco and stretches the same budget further.
