Buying in Xoco

Apartment sales in Xoco run almost entirely through Mítikah and the handful of towers around it, which is why prices here sit above what similar-sized units cost in Del Valle, Nápoles, Ciudad de los Deportes and Santa Cruz Atoyac. Part of that premium buys direct access to Metro Coyoacán and to the Mítikah mall itself, plus views that didn't exist in Xoco a few years ago. Delivery dates matter more than in an established colonia, since several buildings are still finishing out. Anyone comparing that premium against a calmer, lower-rise alternative usually checks Del Valle, just west across Universidad.

What to consider before buying

Because Xoco's apartments are concentrated in a handful of new developments, resale value depends heavily on the specific building's reputation and HOA management, not just the neighborhood name. A unit high in the Mítikah towers costs more for the view than one in a smaller nearby building with the same square footage. Ask about the homeowners' association fees before comparing prices, since newer towers often run higher ones than older mid-rises. Buyers focused mainly on price per square meter often widen the search to Nápoles, north toward the WTC.
