Buying in Coyoacán

Apartment buying in Coyoacán spreads across several corridors. Near the historic core, apartments in Del Carmen sit inside walking distance of Jardín Centenario and the Viveros, and apartments in Parque San Andrés, just to the north, sit close to that same casco. South toward Ciudad Universitaria and Perisur, apartments in Insurgentes Cuicuilco trade at a more approachable price, and the same corridor continues through Pedregal de Santo Domingo and Pedregal de Santa Úrsula, two large, established colonias next to campus. Toward the Tasqueña hub, apartments in El Reloj sit at the accessible end of the range.

What to consider before buying

Building age varies by corridor: the historic core mixes converted colonial buildings with newer construction, while the stretch through Insurgentes Cuicuilco and Pedregal de Santo Domingo is mostly mid-rise blocks from recent decades. All of it sits within reach of Metro Line 3, including the Copilco and Universidad stations, which matters for resale. Buyers who want newer towers rather than older buildings can compare north to apartments in Benito Juárez, where more recent construction is common around Del Valle.
