Buying in Tlalpan

Tlalpan is one of the pricier boroughs in southern Mexico City, and where you buy changes the math. The closed communities of the northern pedregal, including Lomas del Pedregal and Parque del Pedregal, sit at the top of that range next to Periférico Sur and Perisur. The historic center of Tlalpan Centro lands in the middle, trading square footage for colonial character on tree-lined streets. Buyers stretching their budget further tend to head south toward the forested developments near Tlalpuente, or east into Xochimilco for a more affordable, canal-side alternative.

What to consider before buying

Closer to the Ajusco forest, Club de Golf México and the pueblo of San Andrés Totoltepec offer more land for the price than the pedregal, at the cost of a longer drive on the Carretera Picacho-Ajusco. Since most of the borough sits outside Metro reach, factor in Periférico Sur, Calzada de Tlalpan or Insurgentes Sur toward Ciudad Universitaria for the daily commute before settling on a zone.
