Living in Xoco

Xoco is one of the smallest colonias in Benito Juárez, and lately one of the fastest-changing: the Mítikah complex, anchored by the tallest tower in Mexico City, now rises over Avenida Universidad and Río Churubusco, while the older pueblo core survives a few streets away around the Capilla de San Sebastián Mártir. Renting here usually means a unit in one of those new towers, within walking distance of Metro Coyoacán, whose exits sit right on Universidad and Real de Mayorazgo, and of the Cineteca Nacional. Houses barely register in what's available to rent, so those set on one typically look to houses for rent in Del Valle, a few blocks west across Universidad.

What to consider before renting

Most of what rents in Xoco skews new and vertical, so floor plan, building amenities and the view toward Mítikah or the older streets matter more here than square footage alone. A unit facing Universidad or Río Churubusco means highway-level noise, so ask about orientation before signing; interior streets near the chapel stay calmer. Street parking is scarce, since most buildings resolve it inside. Anyone prioritizing a lower rent over walking distance to Metro Coyoacán might compare apartments for rent in Nápoles, just north toward the WTC, where prices ease off.
