Buying in Playas de Rosarito

Houses here divide by which side of the coast road you land on. Rancho del Mar sits about seven kilometers north of Centro on the ocean side of the corridor. Inland and a few kilometers up from town, Reforma, Lomas de Rosarito and Aztlán sit on higher ground where the streets are residential and the ocean is a view rather than a walk, and Vizcaíno Residencial is the newer gated version of the same idea. Expect to pay more than for a comparable house in Tijuana or Ensenada.

What to consider before buying

South of Popotla the coast changes character. Primo Tapia is a working ejido town some eighteen kilometers out, with its own shops and schools rather than gates, and El Descanso lies a little beyond it. Both are far enough that the drive shapes the week. Closer to the boulevard, Punta Azul keeps the beach strip within walking distance, and Lucio Blanco is the unshowy end of the same inland belt.
