Buying in Nápoles

Nápoles gives buyers two very different paths: original houses from the 1930s and 40s on tree-lined streets named after US states, or apartments in buildings that run from mid-century low-rises to the towers around the World Trade Center. Most of what comes up for sale is apartments, and the old houses change hands rarely. Several of them now operate as offices or clinics serving the WTC corridor. Apartments here tend to close below what similar space costs in Del Valle or Condesa, a few minutes north past the Viaducto, with Alameda Nápoles, the Polyforum Siqueiros and the Metrobús on Insurgentes woven into daily life.

What to consider before buying

Age spans decades here, from the Californian-style houses of the 1940s to the towers rising along the WTC corridor: in the older ones, ask for the year of construction and the state of the plumbing and electrical installations. If you are looking at one of the converted houses, confirm its zoning (uso de suelo), because several shifted to office use years ago. Around the WTC and the Pepsi Center, weigh how event-day traffic and metered street parking fit your routine. If you specifically want a house, few are listed in Nápoles in any year: houses in Del Valle come up far more often, and San Pedro de los Pinos, just west, lists some too.
