Buying in Condesa

For buyers, Condesa's apartment market is its deepest and most varied, spanning restored Art Déco units, mid-century buildings, and occasional new construction between the parks and Tamaulipas. Owning here means owning a piece of a protected, walkable neighborhood where scale won't change under you. Units facing Parque México or along Ámsterdam are the most sought-after, and they hold that appeal precisely because the surrounding fabric is fixed. If you want to compare a neighboring market with more listings and a livelier street life, look at apartments in Roma.

What to consider before buying

Many homes predate modern seismic codes, so verify construction year and any post-2017 reinforcement, and commission a structural review where warranted. Heritage protection can restrict façade and layout changes; confirm what's permitted before you plan a remodel. A parking space is valuable given how tight street parking is. If you're also weighing whether to rent first, compare against apartments for rent in Condesa to see how the same buildings trade both ways.
