Buying in Guadalajara

The apartment map runs from the historic core out to the north-west. Guadalajara Centro and El Retiro on the eastern side are the most affordable way in. Americana sits in the middle of the range and has the deepest choice of anywhere in the city, from converted mansions to new mid-rises. Country Club and Colomos Providencia, beside Bosque Los Colomos, are the top of it, and the part of the city where new towers have gone up fastest over the past decade.

What to consider before buying

Providencia and Country Club have been turning vertical for years, so look at what is approved on the lots around a building before you count on a view or on the quiet. In Americana the opposite risk applies: a new building on a catalogued street may have restrictions attached, and enforcement of the heritage rules is uneven, so confirm the permits yourself rather than assuming. Buildings here rarely carry the amenity packages you see in Monterrey or Santa Fe, and the trade is walkability instead. For newer towers with more amenities, Zapopan is next door.
