Buying in Guadalajara

Buying in Guadalajara means choosing between three very different cities inside one municipality. The Centro Histórico around Guadalajara Centro is the oldest and the most affordable, with the Catedral, the Teatro Degollado and the Hospicio Cabañas, the city's only UNESCO site, within walking distance. West of it, Americana and Arcos Vallarta hold the mansions, along the avenues that run west toward the Minerva roundabout. North-west, the Providencia corridor and Colinas de San Javier are where the largest houses and the highest prices sit.

What to consider before buying

The historic colonias come with rules. Americana, Lafayette and their neighbours fall inside a built-heritage protection perimeter, so a catalogued house limits what you can demolish or add, and that shapes both the price and the renovation you are imagining. Ask for the construction year and the catalogue status before anything else. The rainy season runs June to October, in short, heavy afternoon storms, and the city has a published list of flood-prone underpasses, worth checking against the specific street. For newer construction and larger lots, Zapopan is the neighbour to the west.
