Buyers in Miguel Hidalgo choose between two different kinds of homes: the low-rise, tree-lined streets of the Lomas corridor and Polanco, where houses and older buildings sit on generous lots, and the newer vertical towers of Nuevo Polanco and Anzures, built for buyers who want amenities over a garden. It remains the most expensive borough in the city to buy in, and that premium concentrates hardest in Lomas de Chapultepec and in Polanco itself. Buyers who want a comparable address without the same price ceiling often look east into Cuauhtémoc, toward Roma and Condesa.

What to consider before buying

Resale value in Miguel Hidalgo tracks proximity to Polanco and to the Lomas hillside more than almost anywhere else in the city, so location within the borough matters as much as the borough itself. Streets closer to Avenida Masaryk or set inside the Lomas corridor hold value best, while those nearer the Circuito Interior or the northern edge trade at a real discount for the same square footage. Buyers priced out of Polanco but set on a walkable, established neighborhood often compare it against San Ángel, in Álvaro Obregón, just south.
