Buying in Del Valle

Most of what is for sale in Del Valle is apartments. The neighborhood has spent decades rebuilding itself: houses from the forties and fifties keep giving way to apartment buildings, so a single block can hold a surviving casona, a seventies building and a tower delivered last year. Apartments here generally cost more than in neighboring Narvarte and Nápoles. Insurgentes Sur borders the colonia to the west, and Line 12's Insurgentes Sur Metro station stops at Félix Cuevas, on its southern side. Houses in Del Valle still come up, many of them mid-century casonas priced well above the apartments.

What to consider before buying

With buildings spanning eight decades, the year of construction is the first thing to ask, along with whether gas, electrical and water installations have been updated: a renovated fifties building and a new tower are very different purchases. The section matters too: Del Valle Norte puts you near Parque Mariscal Sucre, while Del Valle Sur revolves around the Félix Cuevas corridor and its Metro station. East across Avenida Universidad, apartment hunting continues in Santa Cruz Atoyac, and toward the southeast in Xoco, without leaving Benito Juárez.
