Buying in Jardines del Pedregal

Jardines del Pedregal is where you buy a piece of Mexican modernism: Barragán's original demonstration houses went up along Avenida de las Fuentes in the early 1950s, and the colonia still reads as señorial houses planted on volcanic rock, each behind its own high wall and garden. Buying here is almost entirely about houses; apartments are a small minority. Prices sit among the highest for houses in the south of the city, on par with houses for sale in San Ángel and above what you'll find across the Periférico in San Jerónimo Lídice.

What to consider before buying

The defining question here is the house itself. Many date to the 1950s and 1960s founding decades, and some are original works by Barragán and his circle, which is worth knowing because heritage cataloguing can shape what you're allowed to remodel. Lots are large and built directly on lava rock, so gardens and levels often step with the stone rather than sit flat.
