Buying in Zapopan

Houses are what Zapopan does best, and the range is enormous. Colinas de San Javier and Lomas del Valle, on the Acueducto and Patria side, are the most expensive addresses in Jalisco. Valle Real and Bugambilias, the latter on López Mateos Sur against the hills, are established gated colonias a step below. Out toward Tesistán, Valle Imperial and Solares are new-build at a fraction of those prices. The gap between the two ends of that list runs to several times over, which is unusual to find inside one municipality.

What to consider before buying

Note that Colinas de San Javier and Lomas del Valle straddle the municipal boundary, so confirm whether an address falls in Zapopan or Guadalajara, since it changes your predial and services. Most of these are cotos, gated developments with a guarded entrance and shared gardens, so ask for the monthly fee and the internal rules before you commit, because they govern what you can build and how you park. Further out, the practical questions are water supply and the single road into the city. Zapopan's western edge does buy you the Bosque de La Primavera almost at the door.
