Buying in Xoco

Xoco's sale listings lean heavily toward Mítikah and the towers around it, which is why house hunting here quickly turns into apartment hunting: only a handful of standalone houses come up for sale at any time, mostly on the older streets near the Capilla de San Sebastián Mártir. That scarcity is a direct result of how much of Xoco's original pueblo land became tower footprints over the last decade. Buyers committed to a house rather than a unit generally move the search to Del Valle, just across Avenida Universidad, where there's simply more to choose from.

What to consider before buying

The few houses that do sell in Xoco tend to sit on original pueblo lots, so age, past renovations and whether utilities were updated matter more here than in a colonia built up more recently. Because so little comes up, a buyer set on staying in Xoco specifically may end up waiting between listings rather than choosing from several at once. For a similar older, low-rise feel with more turnover, buying in General Anaya, just east across Avenida México-Coyoacán, is worth watching alongside Xoco itself.
