Región 15 and Tumben Kaa offer two different settings for a house purchase in Tulum. The former carries the highest relative pricing between them and sits closer to the coast road, between La Veleta and the coastline. The latter sits farther inland and offers a lower relative price point, with houses set among denser tree cover than the newer coastal developments. Lot size and how much of it is built out vary considerably from one listing to the next.

What to consider before buying

Lot layout differs enough between these two areas that a buyer will find a different kind of property in each one: Región 15's newer street grid means lot boundaries and access can vary from block to block, while in Tumben Kaa tree cover and lot shape vary more within a more established layout. Distance from Avenida Cobá, the road linking the town center to the coast, also affects how easily a property in either zone connects to it.
