Living in Zapopan

Renting a house in Zapopan usually means a coto, the local word for a gated development: a handful of private streets behind a guarded entrance, with shared gardens inside. Valle Real and Puerta de Hierro are the established, expensive version of that, north and west of the city. Jardín Real sits between them and the ring road, and out past it Valle Imperial and Solares are where families get a garden for considerably less. The coto is the default here in a way it is not in the city next door, and it shapes the day: children play in the shared green space and the street outside stays quiet.

What to consider before renting

A coto comes with a monthly fee on top of the rent, covering the gate, the gardens and often the water, so ask what it is and what it includes before comparing prices. The further out you go, the more the commute defines the day: the north-western colonias sit beyond Periférico on one main corridor into the city. Check how the development is supplied with water, since the outer fraccionamientos have had real interruptions. Closer in, Guadalajara has the older, walkable kind of house instead.
