Buying in Progreso

Buying in Progreso covers a wide range, from small houses steps from the water to inland streets far from the coast. Toward the west, Chelem stands out as a house-and-garden area next to the lagoon; a short drive inland, San Ignacio sits further from the beach, on newer streets away from the water. The malecón, the fishing pier, and the lighthouse anchor downtown, but daily life outside the center depends on a car more than on foot traffic. Mérida, the state capital, sits about half an hour south by highway.

What to consider before buying

Streets directly on the malecón and around Yucalpetén sit above San Ignacio and the inland stretch of Chelem in price. Progreso Centro mixes older buildings from the port's early years with recent renovations, and construction age varies from block to block within the same area. Chicxulub Puerto, eight kilometers east, keeps a smaller, less built-up feel than downtown. Buyers who are not Mexican citizens need a bank trust to hold title here, since the entire municipality falls within the coastal restricted zone defined by Mexican law.
