There is a 197-hectare forest fifteen minutes from Santa Fe. Almost no one knows it exists.

Reserva Santa Fe is born within the Otomí-Mexica Forest with an uncommon premise in Mexican real estate development: to build only what is absolutely necessary. Of the 197 hectares of the property, 100 remain as protected forest and only 42 are allocated for single-family lots. On each plot, only 14% of the surface can be built upon. The result is such a low density that the nearest neighbor is often a tree.

It is the only regenerative real estate project in Mexico, and one of only three developments in the world designated as an Emerging Community by the International Living Future Institute. The distinction is not decorative: it implies a verifiable commitment to restoring the environment, self-sufficiency in resources, and real integration between architecture and ecosystem.

The master plan is by Mario Schjetnan and GDU, with conservation work carried out by Pronatura and construction by firms such as HEMAA and López Baz and Calleja. The Madroño Pavilion, the first completed building of the project, will be the first building in Latin America certified under the Living Building Challenge standard: self-sufficient in water and energy, designed to give back more than it consumes.

But the experience cannot be explained with certifications. It is explained by walking the twenty-five kilometers of trails, rowing on the lake at dawn, finding El Caracol — a meditation space hidden among the trees — or simply stepping out onto the terrace at a time when the city can no longer be heard.

Reserva Santa Fe nace dentro del Bosque Otomí-Mexica con una premisa poco común en el desarrollo inmobiliario mexicano: construir lo mínimo indispensable. De las 197 hectáreas del predio, 100 permanecen como bosque protegido y solo 42 se destinan a lotes unifamiliares. En cada terreno, apenas el 14% de la superficie puede construirse. El resultado es una densidad tan baja que el vecino más cercano suele ser un árbol.

Es el único proyecto inmobiliario regenerativo de México, y uno de solo tres desarrollos en el mundo designados como Comunidad Emergente por el International Living Future Institute. La distinción no es decorativa: implica un compromiso verificable con la restauración del entorno, la autosuficiencia en recursos y la integración real entre arquitectura y ecosistema.
