Rental Conditions
• Prices: + VAT + 7% maintenance fee.
• Initial payment: 1 month of rent in advance + 1 month of security deposit.
• Contract term: minimum 1 year mandatory.
• Legal requirement: guarantor with property in their name free of encumbrance or bond.
• Validations: credit bureau and address verification.
• Adjustments: 30 days grace period to make adjustments to the premises.
Delivery of the premises
• Delivered in gray work inside.
• Includes windows and service preparations: Water, Electricity, and Drainage.
• Each tenant performs:
o installation of wiring, and
o contract with the corresponding CFE.
• Electrical load: 10 kW for every 100 m² built.
o If more load is required, the client must manage the procedure and installation of their own transformer.
• If the premises do not have a dividing wall, construction is managed upon signing the contract.

BUSINESSES:
The following BUSINESSES are not allowed: Bars, Restaurants selling alcoholic beverages (non-family), Convenience stores, Laboratories, Optics, Pharmacies, or anything related to the sale of medicines and/or vitamins.Condiciones de renta
• Precios: +IVA + 7% de cuota de mantenimiento.
• Pago inicial: 1 mes de renta anticipada + 1 mes de depósito en garantía.
• Plazo de contrato: mínimo 1 año forzoso.
• Requisito legal: fiador con inmueble a su nombre libre de gravamen o fianza.
• Validaciones: verificación de buró de crédito y domicilio.
• Adecuaciones: 30 días de gracia para realizar adecuaciones del local.
Entrega del local
• Se entrega en obra gris al interior.
• Incluye cancelería y preparaciones de servicios: Agua, Luz y Drenaje.
• Cada locatario realiza:
o instalación de cableado, y
o contrato ante CFE correspondiente.
• Carga eléctrica: 10 kW por cada 100 m² construidos.
o Si se requiere más carga, el cliente debe gestionar el trámite e instalación de transformador propio.
• Si el local no cuenta con muro divisorio, se gestiona la construcción al firmar contrato.

GIROS:
No se permiten los siguientes GIROS: Bares, Restaurantes con venta de bebidas alcohólicas (no familiares), Tiendas de conveniencia, Laboratorios, Ópticas, Farmacias ni nada relacionado a ventas de medicinas y/o vitaminas.
