Buying in Tulum

Tulum grew from a small town into a wider urban area, and that growth shows in how its zones differ from each other. Tulum Centro keeps its original core around Avenida Tulum, its commercial street, with home purchases mixing lots close to that street with newer construction toward the edges of the pueblo. Toward the coast, Aldea Zamá is known for more recent vertical development. Región 15 sits between La Veleta and the coastline, on a newer street grid than the rest of the city.

What to consider before buying

Aldea Zamá carries a higher relative price than Tulum Centro and Región 15. There, urbanization level and street quality can vary from block to block, so access depends heavily on where within the area a specific lot sits. Lots closer to Avenida Tulum sit within the original core of the pueblo, with smaller lots and older construction than the newer developments toward the coast.
