Buying in Tabacalera

Buying in Tabacalera means buying into one of the most central addresses in the city: the Monumento a la Revolución and its plaza anchor the neighborhood, and Museo Nacional de San Carlos, in the old Palacio del Conde de Buenavista, sits on Puente de Alvarado, the same avenue as the Metro. Car access runs through Reforma, Insurgentes and Puente de Alvarado, the avenues that ring the triangle, so the perimeter stays busy while interior streets stay walkable. Most of what's for sale is apartments in early-to-mid-century buildings; houses are scarce. For a more affordable, walkable alternative with its own historic core, properties for sale in Centro sits just east, across the old line by the Centro Histórico.

What to consider before buying

Houses are close to nonexistent here: only a handful exist across the neighborhood, and buying one means competing for a rare, older piece of the colonia rather than choosing among several. For an actual range, houses for sale in Juárez is the closest colonia with real numbers, just across Reforma. On apartments, prices sit well under Juárez and roughly level with San Rafael, so the premium is about the address, not square footage. Since Revolución Metro sits inside the colonia, weigh whether that's worth paying more for over a similar unit further from the station.
