What to consider before buying

The developments charge ongoing maintenance fees tied to shared amenities like security gates, parks, and clubhouses, so it's worth confirming whether that fee is billed separately or already folded into the listed price. Those fees are also where the lifestyle difference actually shows: golf and lakes at Zibatá, a simpler clubhouse-and-pool setup at Zákia and Zarú. If proximity to Querétaro itself matters more than resort-style amenities, El Mirador sits closer to downtown and to Estadio Corregidora.
