Buying in Zapopan

Zapopan covers the widest price range of anywhere in the metro area, so buying here starts with deciding which Zapopan you mean. Colinas de San Javier and Puerta de Hierro hold the most expensive addresses in Jalisco. Valle Real and Las Cañadas are the established gated version further north. Out past Periférico toward Tesistán, Valle Imperial is new-build family housing at a fraction of it, and closer to Guadalajara the colonias are older and mid-range.

What to consider before buying

The municipality is big enough that services vary a lot across it. In the outer north-west, around Tesistán and Nuevo México, water delivery has been an ongoing complaint, so ask how a development is actually supplied rather than assuming the network reaches it. Commuting is the other half of that trade: those colonias sit beyond the ring road on a single main corridor. Zapopan also holds roughly half of the Bosque de La Primavera and the Parque Metropolitano, which despite its name is here and not in the city next door.
