Buying in Cancún
Buying in Cancún means choosing between very different parts of the same city: waterfront or lagoon-front condos in the Hotel Zone, buildings and houses in the downtown superblocks that have existed since the city's founding in 1970, or newer residential developments to the west, along corridors like Bonampak and López Portillo. Each area follows its own daily logic: downtown concentrates schools, markets, and government offices, while the newer residential developments to the west sit farther from the city's original core.
What to consider before buying
Location within Cancún can change the buying process. Developments along the sea or the lagoon fall within the restricted coastal zone, so foreign buyers typically purchase through a bank trust (fideicomiso). In the interior areas, that particular coastal legal condition no longer applies in the same way. That difference adds to the broader contrast between the Hotel Zone, downtown's superblocks, and the residential developments to the west of the city.
