Buying in Huixquilucan

Prices in Huixquilucan run some of the highest in the metro area: Lomas Country Club tops the range for both houses and apartments, followed by Bosque Real and Lomas de Tecamachalco, while Interlomas, Hacienda de las Palmas and Jesús del Monte offer a somewhat more accessible entry point, mostly in apartments. The terrain is steep and forested through much of the municipality, so lot size and slope vary a lot even within the same colonia.

What to consider before buying

Every gated development here carries its own maintenance fee, and it tends to run higher where the development also covers its own security and utilities, as Bosque Real does. Traffic on the Autopista México-Toluca and the roads feeding Interlomas can add significant time to a commute toward Mexico City, so factor that into the location, not just the price. Given the hillside terrain, ask about retaining walls, drainage and whether the lot has any history of shifting or landslides before closing.
