Buying in Merida

The far north sells a different kind of house. Yucatán Country Club is a 325-hectare golf development built around the Jaguar course designed by Jack Nicklaus, about seventeen kilometers out and inside the comisaría of Chablekal: you leave federal highway 261 at kilometer 15.5 and drive two kilometers east to reach it. Altozano does front that highway directly, at kilometer 17+500 on the east side, with an artificial lake and a sports club of its own, in the Tamanché sector. Closer in on the same highway, around kilometer 12, Xcanatún offers the other version of the far north: a comisaría street plan around an old hacienda core, where a house is bought for the lot and the trees rather than for a club membership.

What to consider before buying

Two very different sets of rules. In Merida Centro, work on a house inside the monument zone needs prior authorization from the INAH on top of the municipal building license, and the requirement comes from the address itself, not from whether that particular house is listed as a monument. In Gran San Pedro Cholul, northeast of the ring road, building falls outside the monument perimeter, so the INAH step does not apply: the subdivision grew into a complex of several internal projects, entered from the Cholul access off the Periférico. Farther out, Umán is a separate municipality southwest of the city where buying a house costs less.
