Buying in Querétaro

Centro sits inside the UNESCO-listed monuments zone, so any change to a facade needs INAH sign-off before a construction permit. Outside downtown, the gated corridor to the northwest carries most of the newer house construction: Altozano, Juriquilla and Cumbres del Lago sit in the middle of the price range, while El Campanario, built around its own golf course, tops the list by a wide margin. Closer to downtown, Milenio III and Centro Sur lean toward apartment towers instead, in a more walkable, corporate setting. Centro's own house listings are fewer and older, mixing restored colonial homes with newer construction behind protected facades.

What to consider before buying

Every gated development here carries its own maintenance fee on top of the mortgage, and it climbs with the amenities. Water supply can vary by section in developments built over the last decade, so ask how the specific part of the development is supplied, not just the development as a whole. For a downtown property, budget time for INAH paperwork on anything structural, and confirm the appraisal accounts for it.
