Buying in Nuevo Polanco means buying into a vertical, amenity-driven district rather than a traditional street of houses. What you'll find is overwhelmingly apartments in newer towers, from compact units to large layouts with rooftop pools, concierge and parking, clustered around Plaza Carso, Miyana and the Ejército Nacional office corridor. Buyers are often professionals who want to own where they work, near the corporate hubs and steps from the Museo Soumaya and Acuario Inbursa. One of the real draws of buying into a large tower here is how complete the amenities get, with gyms, pools, lounges and services that can cover much of daily life in the building itself. Prices generally sit below the grand houses of Polanco, which makes a new-build tower here an accessible way into this pocket of the city.

What to consider before buying

Because everything is vertical, the building matters as much as the unit: review the age, the developer and the monthly fees before committing. Convenience is a real selling point, with Costco, Sam's Club and Hospital Español close by, but the trade-off is limited walkability between towers. If a house with its own plot is what you're after, look to houses for sale in Anzures, where lower-rise homes are far more common.
