Buying in Pedregal

Most buildings in Pedregal are recent, low-rise and set along the busier edges of the zone, so buying an apartment here trades a private garden for the same leafy address and walled quiet. The Tlalpan colonias near Periférico Sur hold the newer buildings: Fuentes del Pedregal and Parque del Pedregal gather near Perisur, while Pedregal de Carrasco on the Coyoacán side, close to UNAM and the Metro, is the more reachable end and the best connected of the three.

What to consider before buying

An apartment on the Periférico Sur edge puts Perisur and the Coyoacán Metrobús within a short drive, but it also puts you on the avenue that floods at its low points when it rains, so ask which way the building faces and how it drains. Buildings here are newer than the Pedregal's founding houses, which tends to keep maintenance simpler. For a wider spread of flats nearer the Metro, Guadalupe Inn north of San Ángel is the usual comparison.
